Jennifer is an Associate Solicitor at Seth Lovis & Co solicitors, in the Commercial Litigation department specialising in commercial and property litigation. Jennifer handles a broad range of litigation matters including commercial and residential landlord and tenant disputes, construction disputes and property-related contract disputes, as well as general breach of contract, director/shareholder and insolvency matters. Jennifer also regularly advises on general aspects of non-contentious company and partnership law including negotiating and preparing commercial agreements such as shareholder agreements and partnership deeds.
Jennifer has extensive experience in acting for both claimants and defendants including residential and commercial landlords and tenants, housing associations, property management companies, property developers, SMEs and individuals in the South East and beyond.
Jennifer joined Seth Lovis & Co in 2012, having previously worked for a large regional firm in the Thames Valley and having qualified as a solicitor in 2009. Jennifer also achieved her Masters in Legal Practice in 2010.
Since joining the Firm she has dealt with a number of large and high value commercial and property litigation matters including multi-million pound claims.
Jennifer spent the first years of her practise as a commercial property solicitor, dealing with all types of business and commercial property transactions. She is therefore extremely well placed to advise commercial and residential landlords and tenants and others in relation to commercial and property disputes.

The First Claimant company was incorporated by the Second Claimant and the Second Claimant's family for the purpose of continuing a TV channel, Channel East. Channel East was owned by European Asian Satellite Television Limited (‘EAST’). EAST went into creditors' voluntary liquidation.
In 2004, the Defendants became administrators and then liquidators of HDS Studios Ltd (‘HDS’), a Company which owned the television studio from which the First Claimant company operated and which was owned by the Second Claimant and his family. The claim was for conversion of numerous items that were located in the studio as at the date upon which the Defendants took control of the studio and thereafter were sold by the Defendants. It was claimed that these items belonged to the Second Claimant himself or to persons who had assigned their claims to him, rather than to the company that was in liquidation. The claim was for the sum of £14 million and was particularly complex as it involved a number of companies, individuals and arrangements.
Jennifer played a key role in preparing this large and complex claim for trial, achieving settlement with a number of parties on the Claimants’ behalf, including terms in relation to costs orders that had been made in relation to satellite litigation between the parties. Thereafter, Jennifer ensured that the case progressed as smoothly as possible against the remaining Defendants. Jennifer has also dealt with other such multi-party litigated claims.
The Claimants’ claim is based on design and/or installation defects in a water system installed in a mixed residential and commercial development in East London. The claim is against the developers, contractors, landlord and managing agent for failing to design, properly install and/or modify the system properly and for failing to deal adequately with the floods at the property when they occurred.
The claim is high value and particularly complicated due to the nature of the problem and the number of parties and properties involved. Jennifer is responsible for the day to day management of this case on behalf of a residents’ committee and has ensured its quick progression to date, ensuring that the Claimants have the best possible chance of recovering an appropriate level of damages.
The Claimants’ claims are based on the installation of a malfunctioning lift in a residential development. The operation of the lift has been less than satisfactory since it was installed, often leading to residents becoming trapped inside it and with there being lengthy periods where the residents have been without any lift at all.
The Claimants were unable to reach agreement with the landlord (a housing association) in relation to the repairs required to be done to the lift and it became necessary to issue a claim for damages and specific performance, which is being dealt with by Jennifer.
Two more companies have since been joined as parties to the proceedings, by the First Defendant and First Part 20 Defendant respectively, such that liability (if established) may be split between the parties, who are the landlord, developer and contractor responsible for the maintenance of the lift respectively. The claim is now progressing well and Jennifer is hopeful that settlement will soon be reached.
